Overview

The Yanchep Central development was a diverse project which included a 3,600m2 Coles supermarket with a liquor store  and 10 specialty tenancies, a service station and two drive through food outlets.

 A "main street" concept on Peony Boulevarde was developed to prioritise pedestrian movement between the Coles development and the existing shopping centre on the opposite side of the road.

That existing shopping centre, which included Woolworths, Caltex and McDonalds, had to remain operational throughout construction. Focus managed the considerable location restraints whilst maintaining the highest standards of Occupational Health and Safety and environmental awareness.  We drew on our considerable experience of working in a live environment for Coles and other clients to ensure the site management was practical and achievable at all times. 

The project was finished in line within all contractual dates (which included two approved extensions of time.) There were substantial time challenges that had to be overcome to achieve this result, including - 

  • Western Power equipment and upgrade design took 10 months to finalise.  We engaged an external subcontractor to complete the majority of the works in an effort to mitigate time delays caused by lack of performance by Western Power
  • An extensive variation was directed by the client to enlarge the Peony West building from 4 tenancies to 9 tenancies
  • The main sewer connection had to be redesigned as a WCWA sewer main extension which required additional approvals and time to complete
  • Works to Peony Boulevard had extensive modifications which involved new drainage works and a full road closure for the works to be completed
  • The Coles model was changed after works commenced which required extensive updating to Coles documentation.
