Set within the foothills of the Darling Scarp, Kingsford Town Centre is a design and construction retail development at the heart of the Kingsford at Bullsbrook urban growth area. Inspired by Bullsbrook’s heritage, the centre has been designed to complement the local landscape while introducing a contemporary rural character that strengthens the precinct’s role as a neighbourhood destination.
The project comprises a new neighbourhood shopping centre anchored by a 3,600m² market-style Woolworths supermarket, a 200m² BWS store, 14 retail and food and beverage tenancies, and a 387-bay car park, with a total gross floor area of approximately 7,000m². The development delivers a well-connected mix of retail, dining and community-facing uses, tailored to serve the growing Bullsbrook catchment.

The development was planned to provide a quality retail presence with modern customer convenience, including pick-up and online delivery services. The Town Square concept brings together a tavern, café, specialty retail and food and beverage tenancies, with pedestrian links, lanes, arcades and mews connecting the centre to surrounding residential areas.
Landscaped service areas and car parking have been integrated with mature tree planting and awnings to provide shade and comfort, while the landscape design draws on the rural foothills through generous canopy cover, grassed areas and natural stone finishes. Built form has been guided by landmark corners, activated facades and smaller-scale structures inspired by rural stores and shed typologies.
The project presented a range of construction challenges, including difficult ground conditions, limited access to an undeveloped site and the late availability of services. These factors required close coordination across the design and delivery teams to maintain program, manage sequencing and protect the project outcome.
During a competitive tender process, Focus identified a number of value engineering opportunities that aligned with the client’s commercial objectives. These solutions were refined throughout design development to preserve the original intent of the project while improving cost efficiency and maintaining quality, function and visual impact.
The result is a carefully considered retail centre that balances practical delivery requirements with strong place-making outcomes. By combining premium materials, responsive planning and disciplined construction management, the project contributes a high-quality retail and community destination for Bullsbrook and the surrounding area.
